Once you have made your booking, our agreement is a legal contract and you agree to our terms and conditions below.

The price is for accommodation only. Extras will be listed on your booking confirmation.

A 20% deposit is payable to make the booking confirmed. The balance due 8 weeks prior to arrival. 

We take a £1000 damage deposit / excessive cleaning deposit, within 7 days prior to arrival. This will be refunded back to your account 7 days after checkout.

Any excess cleaning is charged at a minimum of £100. 

We expect the house to be left clean and tidy. Please wipe worktops down and if necessary hoover though for any dirt that may have been left on the floor, prior to checking out. If the house is not respected there will be an excessive cleaning charge applied.

Damage is charged at the bill / cost to replace / repair. If any damage is incurred, a fitting / fixing and administration fee of a minimum £50, will also be deducted from the £1000.

If greater than 8 weeks prior to arrival then the deposit will be refunded – minus 10%. We charge a 10% cancellation fee, from your deposit. 

Eg: Booking costs £100, you pay 20% deposit = £20. You cancel 35 days prior to arrival, we will charge you a 10% cancellation fee = £2 – figures as a guide only!

Cancellation within 8 weeks of arrival then the full booking amount will have been paid and will not be refunded. I.e. Cancellation within the 30 day period means the full balance is lost – with 100% cancellation fee.

All credit / debit card transactions are secure and no data collected is offered to third parties. All transactions comply to the relevant legal requirements at the time of the transaction. 

We would only cancel your stay if the house was unavailable for reasons beyond our control. We would however attempt to find you alternative accommodation, if we were unable to find suitable accommodation our liability would not extend beyond this point.

The house will be ready for you from 3pm on the day of arrival, unless otherwise arranged. We may not be able to let you into the house if you arrive earlier than the agreed time, as we will be busy preparing your accommodation. However, you may drop off your bags and collect your keys at an earlier time by prior arrangement.

It would be appreciated if you can please advise us of your expected arrival time – on the morning or day before.

Any late check-out will be charged at £100 per hour, this is to cover additional costs incurred for the turn around time.

The hot tub is wood fired, with the wood provided and kept in the log store outside, near to the hot tub. 

The fire lighter blocks are in the barrel at the side of the log store. You should only need to use 1 to get the fire going. 

Matches / lighter should be in the bottom draw under the cutlery in the kitchen. 

It can take a few hours to heat up, so if you’re wanting to go in it, in the evening, it’s best to light it when you arrive. 

Once it is up to temperature, you can close to vents on the front door of the boiler to stop the fire burning as much.

If you struggle lighting the hot tub, we can assist you during your stay.

The water is fresh for when you arrive. 

Also a good idea to take extra towels for the hot tub use! 

Hot tubs are very popular with our customers, they are great if you want to relax and they can be a highlight of your holiday however there are risks involved in providing this sort of facility and you need to know the following:

  • You use the facility at your own risk, you are responsible for your own, and your groups, safety actions and behavior;
  • There are medical risks associated with using pools and hot tubs and you must, as individuals, decide if using this facility is OK for you – people who are pregnant or with existing conditions must pay particular care, but even those with no apparent cause for concern are at risk, whether by overuse (particularly of the hot tub) or by accident.
  • Please ensure you shower before entering the hot tub.
  • Please do not add anything to the hot tub, things like bubble bath.
  • Please do not wear anything except swim wear in the hot tub and please do not wear Body Makeup or Fake tan as this could also upset the PH balance.
  • Please do not take paper or cardboard into the hot tub.
  • When the hot tub is not in use, please replace the cover as this will keep the temperature.
  • Hours of use – 9am to 11pm. Please respect the neighbours.
  • Children must be supervised by an adult at all times.
  • No alcohol to be consumed or users to be under the influence of alcohol, prescription drugs or anything else likely to affect your judgement or the condition of your body, are too great for us to permit it’s use.
  • No use of glass in the hot tub.
  • If you feel unwell, please get out instantly.
  • Use the floating thermometer to achieve a temp of 36-39 degrees C.
  • If the tub is too hot (above 39 degrees C), get out immediately and use hose pipe, round side of house to add cold water.
  • Drain and refill after each use.
  • Replace lid after use and secure down.

Please have vacated the house by 10:00am – unless otherwise arranged.

We allow 2 well behaved dogs by prior arrangement, for an additional fee of £50 per stay. (Please check with us if you have more than 2 dogs).
• Please bring a bed for your dog to sleep in.
• Please do not allow dogs to go upstairs or in the bedrooms – if we find dog hairs in these areas we will deduct an additional cleaning fee from your damage deposit.
• To help keep the house in pristine condition, please dry wet pets outside or in the hallway if the weather is poor.
• Always clean up after your dog.
• Dog hairs and some muddy footprints are inevitable, however, weeing, clawing and chewing which causes damage to our furnishings spoils the house for future guests and will have to be paid for by the yourself. We reserve the right to ask poorly behaved dogs or owners to leave.

There is a no smoking or vaping policy in force for the house.
There is a fire alarm system in operation and if this is set off by guests smoking anywhere you will be asked to leave and forfeit any monies paid, this is non-negotiable.

In the event of any items being left and you would like them sending on, postage will be calculated plus our time in retrieving and packing the item. Postage and our time will be payable by yourselves.

We do not accept liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Any data collected during the course of this booking will be stored on our computer. With your permission we may from time
to time contact you about promotions and offers. We will not share your details with any third party.
