20% deposit secures booking. Balance due 8 weeks prior to arrival. If you are booking within the 8 week period, the full amount will be required.
If greater than 8 weeks prior to arrival then the deposit will be refunded – minus 10%. We charge a 10% cancellation fee, from your deposit.
Eg: Booking costs £100, you pay 20% deposit = £20. You cancel 6 weeks prior to arrival, we will charge you a 10% cancellation fee = £2 – figures as a guide only!
Cancellation within 8 weeks of arrival then the full booking amount will have been paid and will not be refunded. I.e. Cancellation within the 8 week period means the full balance is lost – with 100% cancellation fee.
Yes we take a £1000 damage deposit / excessive cleaning deposit, within 7 days prior to arrival. This will be refunded back to your account 7 days after checkout.
Any excess cleaning is charged at a minimum of £100.
We expect the house to be left clean and tidy. Please wipe worktops down and if necessary hoover though for any dirt that may have been left on the floor, prior to checking out. If the house is not respected there will be an excessive cleaning charge applied.
Damage is charged at the bill / cost to replace / repair, plus a fitting / fixing and administration fee of a minimum £50.
Any late check-out will be charged at £100 per hour, this is to cover additional costs incurred for turn around time.
Yes we do accept dogs for an additional charge of £50 per stay for up to 2 dogs – please check with us if you have more than 2 dogs.
Dogs are not allowed in the bedrooms or upstairs. At night they must be kept in a cage / crate. If traces of a dog is found in the bedrooms or upstairs – an additional cleaning fee will be deducted from your damage deposit.

The house has 7 en-suite bedrooms, all with a king size bed, wardrobe, chest of draws.
There is also a bunkbed room.
All the bathrooms have a walk-in shower, basin and toilet.
The open plan kitchen has an electric cooker, range cooker, hob, fridge, freezer and microwave. The lounge has an L-shaped sofa, 27 inch free-view flat screen TV.
Off the kitchen area, there is a utility and cloakroom – with toilet and basin.
The outside area has a wood fired hot tub, outside seating and field for you to have quality, family time together.
The house sleeps either 19 adults or 16 adults and 6 children on small foldout sofa beds.
We provide bedding and shower towels for all king size bed and bunk bed guests, but NOT the sofa beds (i.e. catering for 16 guests, any additional guests must bring their own towels and bedding). Each bathroom has a shared hand towel.
The house is a no smoking or vaping venue. If you wish to do this then please go outside and step away from the door. If traces of smoking or vaping are found in the house an additional cleaning fee will be deducted from your deposit.
It is a working farm but it isn’t the main farm. There could be tractors coming and going to access the fields, but the house is to the left and the yard to the right as you arrive (so slightly separated). Some of the bedroom windows and the utility window look onto the traditional horse shoe shaped yard.
